Once every three years, we request access to the mechanical room to ensure sensor performance. Our continuous access to data and occasional physical access to the mechanical room is what we rent. The lease is typically a 10yr lease with two optional 5yr extensions at the discretion of the Landlord. Our clients who employ this model include Ventas, A&B, Carlyle (holds some buildings in private REITS), Starwood Capital, and more.this is good REIT Income
