What about NNN leases where savings are passed through to the tenant?

Carbon Lighthouse's SmartIncome service reduces OpEx by $100/yr. 

Within the Expense Pool, "Utilities" (electricity and natural gas) bills have fallen by $100.
Our ongoing service fee creates an $80 line item.
Net, CL retains $20/yr and the Landlor gets new topline income of $60/yr.

Carbon Lighthouse pays the Landlord $60/yr for an Access Agreement to the building.

The net Expense Pool is reduced by $20, saving tenants $20/yr.

In summary, of the $100 OpEx reductions

Rooftop cell antennas are similar to this agreement.We rent physical access to the mechanical rooms and roof. We install sensors. Once every three years, we request access to the mechanical room to ensure sensor performance. Our continuous access to data and occasional physical access to the mechanical room is what we rent. The lease is typically a 10yr lease with two optional 5yr extensions at the discretion of the Landlord. Our clients who employ this model include Ventas, A&B, Carlyle (holds some buildings in private REITS), Starwood Capital, and more.this is good REIT Income
